Home plans and residential design in Tampa
Whether it's a new house on a lot in South Tampa, a second story in Seminole Heights or a kitchen that finally gets opened up, the project starts with a plan the county will approve and a builder can price. That's the work.
- Plans sealed by a licensed Florida architect or engineer when required
- A written scope and fee before design starts
- Drawings prepared for Hillsborough, Pasco and Pinellas permitting

How it works
- Tell us about the project. Call or send the form with the address, what you want to change and any photos or ideas you've saved.
- First conversation and site visit. We talk through what you want, look at the house or lot, and check zoning, setbacks and flood zone before anything is drawn.
- Written scope and fee. You get a clear description of the drawings you'll receive and what they cost. Nothing starts until you approve it.
- Design, revise, permit. Concepts first, then construction drawings. Plans are sealed by a licensed Florida architect or engineer when the permit requires it, and the set is prepared for submittal.
What designing for Tampa Bay involves
Flood zones, wind loads, small city lots and houses from every decade since the 1920s shape nearly every project here.
Flood zones and base flood elevation
A large share of Tampa Bay sits in a FEMA flood zone. If a remodel crosses the substantial-improvement threshold, the house may have to be brought up to current elevation rules, which changes the design from the first sketch.
Whole-home remodel designWind loads
Tampa Bay designs to the Florida Building Code's high-wind requirements. Roof shape, openings, connectors and shutters or impact glass are all decided on the drawings, not on site.
New home plansSmall lots, strict setbacks
City of Tampa lots in older neighborhoods are narrow, and setbacks, lot coverage and height limits decide what an addition or second story can be before style does.
Additions and second storiesHeat and humidity
Deep overhangs, shaded glass, a lanai that's actually used and a mechanical plan that controls humidity are what make a Florida house comfortable, and they belong in the plan from the start.

Common questions
Do you build the project too?
No. We design and produce the drawings, then hand you a set any licensed contractor can bid and build from. If you'd like, we can suggest builders who work in your area, but you choose and hire the builder yourself.
Who signs and seals the plans?
Plans are sealed by a licensed Florida architect or engineer when the permit requires it. Many single-family projects in Florida can be permitted from drawings with an engineer's structural sheets; others need a sealed full set. We tell you which applies to your project before you commit.
How long does the design take?
A kitchen or bath set can be a few weeks. An addition or ADU is usually one to three months from the first meeting to a permit-ready set. A new home takes longer, mostly in the concept stage. You get a schedule with the written scope.
Do you work in flood zones?
Yes, and it's a large part of the work here. We check the flood zone and base flood elevation at the first conversation so you know early whether elevation or substantial-improvement rules affect what you can do.
What areas do you serve?
Tampa and the surrounding communities in Hillsborough, Pasco and Pinellas counties. See the service area list.
